Quintessentials room amenities: All rooms with private ensuite bathroom, ensuite fireplace, whirlpool tubs, or, deep soaking tubs, some rooms with private decks, all with individual air condition/heating, ceiling fan, good reading lights, CD Player, radio, alarm clock, monogrammed robes, hand-made slippers, fluffy towels, deluxe down comforter and pillows, hypo-allergenic comforter and pillows, hair dryer, fresh flowers, bottled water, ice thermos, wrapped sweets and chocolates. In every room: high speed wireless internet access; cable TV and VCR/DVD. Office/Sitting Area with a refrigerator and microwave for guests on second floor. In addition, guests are welcome to complimentary beach passes and beach towels. Every rate is per room for one or two people and includes a full Brunch-type Breakfast, Afternoon Tea and 24-hour Snacks and Fruit Basket in common area.

POLICIES

All rates are for single or double occupancy and include a full breakfast, afternoon tea, and 24 hours snack basket.
9.38% New York Sales & Hotel Tax and telephone/fax charges are additional.
A deposit of 50% of stay is required to hold your room. For one night, full amount required. We process the deposit upon confirming your reservation. This deposit is refundable if you cancel 21 days prior to reservation, less a $35.00 cancellation fee. Balance is due and payable 14 days to arrival.
Deposits and/or payments by check must be guaranteed with a valid credit card.
Check-in is at 3:00PM. If you arrive between 1 p.m. & 3 p.m. we cannot guarantee your room will be ready, but we will be happy to check you in and send you off to lunch or the beach... Please let us know if you will be checking in after 6:00 p.m. Rooms will be held until 6:00 PM, unless prior alternative arrangements are made. Guest's failure to check in by 6:00 p.m. on the day scheduled will be treated as a cancellation of reservation within 14 days, in which case there is no refund.
Check out is at 11:00 AM.
If you need to cancel for any reason 21days outside of making your reservation we will happily return your payment minus a $35 cancellation fee per room. For weddings and other groups of 3 rooms or more, cancellations prior to 30 days will receive a full refund of deposit, minus a $35 cancellation fee per room. Because of our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of filling your room. For this reason, we uphold a strict cancellation policy. After 21 days, you are responsible for the full amount of the reservation and no refund is possible, regardless of the reason for non-arrival or early departure. However, if you are renting for more than one night and if we succeed in re-renting your room (s) we will issue a gift certificate valid for six months for the amount of the reservation, minus one-night's rate per room. Spa Services booked must be cancelled 7 days in advanced to avoid a 50% cancellation fee. There is no refund for spa services cancelled within 48 hours.
No-shows, late check-ins and early checkouts are responsible for payment of the entire reservation and all spa services booked.
Guest agrees that proper notice for cancellation will be given by acknowledged e-mail, telephone or fax.
For spa services, an 18% service charge is applied to all group bookings (three people and more). 3% of the lodging rate is suggested for service and gratuity to the staff and can be charged to your account.
Quintessentials maintains a No Smoking policy. Guest smoking in the rooms will be charged an extra night's fee while we return the room to a non-smoking status.
Children are welcome. However, some weekends are not suitable for children so please call first.
Regretfully, we cannot accommodate any pets. We will gladly set up boarding near by.
3-Night minimum stay required on holidays, including Martin Luther King's, Valentine's, Presidents' , Memorial, Independence, Labor, Columbus, Thanksgiving and Christmas Days, and full room rates are in effect. Some Specials and Promotions are not valid for Holiday/Holiday Weekends.
New Year's Eve holiday packages--rates and minimum stays vary. Please enquire. **2008 Regular Season Rates are in effect from December 26th to January 4, 2009. 2-night minimum Friday, Saturday, Sunday and Monday, December 31 through January 4th, 2009. Special promotions or coupons do not apply.
2-night minimum stay from April to November.
Friday, Saturday or Sunday night only reservations (if available) may be subject to a surcharge up to 50% of the room rate. Please enquire.
Prices are subject to change without notice. ** Throughout the year, Full Rates are in effect on Holidays and Special Events. Ask about our Specials: Spa, Wedding, Anniversary, Birthday, Mid-Week, Group and Business packages. Gift Certificates and Gift Baskets are available for all occasions at the B&B and the Spa.
For clarity sake: if room is reserved for 3:00 p.m. 6/29/09, 21days before arrival is 3pm 6/08/09. Full refund is allowed if notice of cancellation is given before 3:00 p.m. 6/08/09, less a $35 per room cancellation fee.
- Mid-week Regular Season Rates: (April to November.) Monday to Thursday -Take $15 off each night and, if you stay 3 or more nights get a bottle of champagne or North Fork Premium wine. Call 631-477-9400 for details.
